CASE STUDY: Unit Renovation in Caloundra

A few months ago, we were contacted by a lovely Sydney-based couple who were looking to renovate their investment property in Caloundra. The unit has amazing views of the ocean but was old and had been left in poor condition by the previous tenants. A friend of theirs, who live on the coast, had seen our signs around and gave us a call to discuss the possibility of remodelling the unit.

Pre-commencement

Our Construction Manager Callum met with the clients onsite. Together they went through the unit, the owners plans for the unit, and various solutions to turn this old and dark space into something that would match the unit’s amazing views and would ultimately increase their return-on-investment.

After the initial walk-through, we provided the clients with a quote for a full unit renovation. The quote included a kitchen, one bathroom/laundry, three bedrooms with new wardrobes and new flooring throughout. As Nyblad Construction project manages and organises all trades and supplies, all our client had to do was make some choices in regard to tiles, flooring, plumbing items and cabinetry and stone colours. Our Project Administrator Celeste then spoke with the clients about colours and the style they were after. She then met with the cabinet makers to select colour samples to send through. Celeste also spoke with our tile supplier and sent through suggestions for tiles.

As for the plumbing items, Celeste sent through our three plumbing packages that we designed with the investor in mind. We have three different packages from our three favourite suppliers for our clients to choose from. We put these packages together with style, budget and product quality and warranty in mind. Using our packages is a great way to minimise the amount of time spent going from store to store (or hours spent on the web browsing), viewing the many options available. In this instance, our clients selected our NCP Plumbing Package.

When it came to choosing tiles, Tile Wizard’s range of hybrid vinyl planks and tiles were chosen through samples we have available in our office show room. Whilst the client was not able to fly up to Caloundra to make their selections, we sent photos of the products we recommended or used FaceTime to consult on various choices.

Onsite

Once renovations were underway, we sent through progress photos on a regular basis – especially to show completion of each invoice stage set out in the contract. This gives all our clients peace of mind, knowing that they are not paying for stages that have not been completed.

The Nyblad Construction team took care of every little detail to keep the job progressing. Our poor team had their work cut out for them on this one. This was one of the dirtiest units our guys have ever had to clean out as part of the strip-out stage. See photos below.

Once stripped, our team set to work on making this old unit new again. In the kitchen, we removed the wall that was creating an awkward space between the unit’s main entry and the kitchen. Once that was removed, it changed the whole feel of the unit. Swapping out the orange-tinged timber matched with blue laminate benchtops were swapped out for white cabinetry teamed with a white stone benchtop capped off with mist-coloured subway tiles.

In the bathroom/laundry, the same mist-coloured subway tiles were used as a splashback behind the vanity and the laundry sink, mimicking the white cabinetry and white stone benchtops in the kitchen. The shower cubicle was exchanged for a beautiful glass-enclosed shower.

All bedrooms were treated to new built-in wardrobes and the old terracotta tiles featured throughout the unit were exchanged for hybrid vinyl planks in porcelain. This lighter coloured flooring has made a remarkable impact on the feeling of the room. The space feels larger and more contemporary.

The result

All in all, the renovations have resulted a modern, open plan space that is sure to attract many prospective tenants that would suit a number of different people. And best of all, our clients did not have to organise any trades themselves or project manage the works. It was all done for them by our team.

Our clients were very happy with the results, and as they were not available to meet us at the unit for our official handover and to go through any possible defects, we walked the client through the unit virtually via FaceTime. Callum even went as far as to show them inside the kitchen cupboards!
